We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible.
We are available 24/7 should you need any assistance during your stay.
Kindly note that this is a personal home, so please take good care of it as if it were your own. Getting into the heart of Edinburgh is a breeze.
The tram extension and local bus routes are just a short walk away, whisking you straight to Princes Street, the Royal Mile, and Edinburgh Castle in about 15–20 minutes.
If you enjoy walking, the scenic Water of Leith Walkway offers a gorgeous, leafy route through the city.
Free on-street parking is also widely available around the park. This property is a self-check-in property.
You can check in at any time of the day as long as you respect our standard check-in time (3 p.m.). Please note that the bathroom is located just outside the room, adjacent to the entrance. Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes.
So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property.
If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee. We do not allow parties, large gatherings, loud noises, or outside guests.
Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit.
Local authorities may also be present (if required). Nestled behind a charming stone facade, our welcoming rooms are a haven of peace and tranquillity.
We provide everything you need for a restful stay: a hot kettle for your morning brew, a hairdryer, and seamless Wi-Fi. It's the perfect base to experience local hospitality at its finest.

A very quiet location, close to a bus stop. The bed is comfortable but too small for two people. The en-suite bathroom is a plus, but there was no shower gel, as mentioned in the advert. It would be important to specify in the property description that the water is not drinkable.

Lissa is very pleasant host, she is trying to help - even more than one could expect. The house is over 100 y.o. that makes it very interesting. It's in a very good condition and has all morden conveniencies. At the same time the guests from outside England will need to get used to English-style wat...
